Leaks and emergencies

Is a leak in the roof an emergency?

If water is coming through a ceiling or light fixture, yes. Move valuables, catch the drip, stay away from wet wiring and call. The first visit usually puts a temporary cover on so the permanent repair can be done on a dry roof.

Can you fix a leaking roof while it's raining?

A temporary fix, yes: a tarp or a patch to stop water coming in. A permanent repair needs a dry roof so sealants and new shingles bond properly, so it follows once the weather clears.

Why isn't the leak right above the ceiling stain?

Water runs along rafters and insulation before it drips, so the stain can be several feet from the hole. That is why a proper inspection covers the attic as well as the roof.

Is it a roof leak or condensation?

Attic moisture with no hole in the roof is often condensation from poor ventilation. Damp spread evenly over the underside of the deck points to condensation; a single wet track points to a leak.

Can a roof be repaired in a day?

Most repairs, yes. Shingle, flashing and vent-boot repairs are usually finished in a single visit once the roof is dry. Larger areas of rotted decking can take longer.

Shingles and storms

How long can a roof go with missing shingles?

Not long. The underlayment beneath is not designed to be the outer layer, and wind can peel more shingles from the gap. Get it covered quickly and have the nailing on the rest checked.

Is one missing shingle a big deal?

Replacing one shingle is a small job, estimated at around $300–$400. The more useful question is why it came off, because poor nailing tends to mean more will follow.

Can hail damage on a roof be repaired?

Yes, when it is limited to some shingles, vents or boots. If hail has bruised shingles across every slope, patching one area leaves the rest to fail later, and replacement is the honest answer.

Can you repair just a section of a roof?

Usually, yes. Most leaks are local: one flashing joint, one boot, a few shingles. Replacement only makes sense when damage is widespread or the roof is at the end of its life.

Does a 20-year-old roof need to be replaced?

Not automatically. Age alone does not decide it; widespread granule loss, curling, soft decking or repeated leaks do. A sound 20-year-old roof with one bad flashing joint needs a repair.

Roof types and regions

Can a tile roof be repaired?

Yes. Broken tiles are replaced individually, and when the underlayment beneath has worn out the tiles can be lifted and relaid over new underlayment rather than thrown away.

Can a metal roof be repaired?

Yes. Most metal roof leaks are at the fasteners: rusted holes or screws that have backed out. The fix is a larger screw and a proper seal, not coating the whole roof.

Do roofers repair chimney leaks?

Roofers repair the flashing where the chimney meets the roof. If the water is coming through the cap, crown or the brickwork itself, that part is masonry work.

When should I worry about ice dams?

When icicles are thick along the eaves or water stains appear on ceilings near outside walls during a thaw. Don't chip at the ice: it damages shingles. The long-term fix is attic insulation and ventilation.

Should moss be pressure-washed off a roof?

No. Pressure washing strips granules and can drive water under shingles. Moss is brushed off by hand, and zinc strips near the ridge slow its return.

What is the 25% rule for roofing?

It is a Florida building code rule: repairing more than 25% of a roof section within 12 months can require that section to be re-roofed to current code. Since 2022 it no longer applies to roofs built to the 2007 Florida Building Code or later.
